That being said, there are always good guys. Don't want to toss the good guys in with the bad.

I think a lot of it has to do with the area. In my area, the probability of mold is considerably high. We fight to keep the humidity down. So more often than not, my first assumption is always mold. LOL!

I would suspect that in lower humidity areas, it may be more difficult to determine.
